Eric Fung, our interior designer at Once Design Studio, recently shared his insights on the integration of commercial interior design with branding and its impact on the value of retail spaces in an interview with "Invest Smarter’’.
In this article, we summarize the key points discussed, including the varying requirements of different industries in commercial interior design, considerations for renovating retail stores, and essential elements for successful integration of brand identity and design. If you're considering a commercial renovation project, store redesign, or shop refurbishment, read on for valuable insights.
Commercial interior design differs from residential or other types of renovations. In a commercial environment, designers must consider how to effectively communicate the brand message to different customers, increase foot traffic and revenue, while creating a safe and functional space for operations and services. Eric emphasized that clients seeking commercial renovations place great importance on their brand value, aspiring to showcase a sophisticated and tasteful brand image within their premises.
To achieve a seamless blend of branding and interior design, contemporary commercial interior designers no longer focus solely on space beautification and eye-catching facades. Eric highlighted that Once Design Studio places a strong emphasis on incorporating brand stories and customer experiences into their interior designs. According to Eric, this is where interior designers excel, transforming brand concepts and narratives into tangible elements, effectively communicating messages to clients through the medium of interior design.
In commercial renovations, the customer experience is also a crucial consideration. Taking the retail industry as an example, designers need to carefully arrange product displays and establish effective spatial connections between different areas and services. Eric emphasized the significance of this step, as any errors or inflexibility in the flow can lead to a chaotic environment, negatively impacting the shopping experience for customers.
Different industries have unique requirements when it comes to commercial interior design. For instance, in the cosmetics retail industry, designers need to consider the daily skincare routines of customers, strategically arranging the display order of skincare and makeup products. In the case of watch or jewelry stores, iconic products or featured new items are usually placed in prominent positions. Essentially, interior designers must understand the characteristics and quantity of each product line in order to make appropriate arrangements within the spatial planning.
Many retail stores are located on bustling streets, presenting a challenge of standing out amidst the constant flow of people. Prior to commencing interior design planning, Eric explained that Once Design Studio conducts thorough research on the locality, assessing the presence of competitors in the same area and considering the color schemes of nearby stores or the surrounding environment. Subsequently, we incorporate the brand's core colors, concepts, and unique features into the store design to capture attention and distinguish ourselves in a highly competitive market.
Regarding the food and beverage industry, Eric pointed out, "Commercial renovation in the F&B industry is even more complex due to the involvement of food presentation. During the renovation process, coordination with different consultancy firms is required. If the restaurant is located within a shopping mall, compliance with mall regulations becomes crucial." Each mall has designated contractors for air conditioning and fire safety, making coordination with various partners necessary for retail renovation. Furthermore, since diners tend to spend more time in restaurants compared to regular retail stores, Once Design Studio approaches the project with a commercial perspective, ensuring that customers not only enjoy the food but also experience the restaurant's image and brand story.
With over 10 years of experience in interior design, Eric shared a memorable anecdote about commercial renovation during the interview: "In commercial renovation, there are instances where alterations or demolitions need to be carried out while the store will be opened for business as usual, and then the environment must be restored during operating hours. Typically, we only have one full night or a few hours in the midnight to complete the entire project, making thorough preparation work crucial. In such circumstances, any mistakes can impact store operations, posing a significant challenge in commercial renovation."
Eric also provided suggestions and considerations for clients interested in commercial renovation. He emphasized that different malls have their own renovation regulations and design requirements, necessitating careful adherence to these guidelines during the design and renovation process. "For example, Hong Kong's IFC requires the lighting design of shops to be connected to the mall's system so that the mall can control the brightness and lighting-off procedures. Additionally, some malls have regulations regarding shop signs, as they aim to create a consistent atmosphere throughout the mall without excessive individual characteristics in brand or shop sign design, ensuring a unified spatial environment." Moreover, tenants may need to allocate additional budget to meet regulatory requirements since each mall has designated contractors responsible for fire safety and air conditioning, which may entail higher costs than anticipated.
When discussing popular commercial renovation designs, Eric mentioned that the current trend leans towards minimalistic styles, but there is no specific prevailing trend. He stated that Once Design Studio focuses on translating the brand's underlying story and philosophy into design elements, making each brand's design style unique. As for future trends, with the continuous development of the retail industry, the integration of online and offline shopping elements will become increasingly important. Technological elements such as big data and artificial intelligence may also influence commercial renovation, aiding in enhancing and improving business models.
